			<content:encoded><![CDATA[<p>A big concern for many people when they first start considering purchasing a home is the CLOSING COSTS! What question is more important than &#8220;How much money is going to be coming out of my pocket when buying a home?!&#8221;? So when I am first contacted by a buyer looking for Clarksville TN homes for sale I like to address this issue immediately. What I like to explain is that currently in the Clarksville / Ft. Campbell area real estate market we can typically negotiate with the seller to pay ALL of the buyer&#8217;s closing costs as long as a suitable purchase price can be agreed upon. In fact, if you are using your VA Loan to buy your Clarksville home the only money that will come out of your pocket, typically, is between $250 &#8211; $325 for a home inspection, if you choose to have one done. I strongly suggest that you ALWAYS have a home inspection completed! On the other hand, if you choose to use an FHA loan (non-military / non-veteran) to purchase your home, in addition to paying for your home inspection, you will be required to pay a down payment (minimum of 3.5% of purchase price if a down payment assistance program isn&#8217;t used (if available) ) For more information on buying a home in the Clarksville / Ft. As a Certified New Home Specialist (CNHS) in Clarksville I can ensure that the building process runs smoothly for you from start to finish. Now, as far as not having enough time to build goes, there are home builders in Clarksville, TN that can build your new home in as little as 45 days. Of course this varies depending on the size of the home and other circumstances. Also, there are typically a lot of homes in the process of being built that could be finished for you in even less time!</p>
<p>I am a huge proponent of New Construction Homes in Clarksville, TN because of the advantages my clients have when going this route. An appraisal is different from a home inspection. An appraisal is to estimate the market value of a home, to make sure that the house meets minimum property requirements for the lender, and to make sure that the house is marketable. With a home inspection your Clarksville,TN home inspector will go over your entire home with a fine tooth comb looking for potential safety hazards, major concerns/repairs, items not operating, and deferred cost items. <p>We have many Clarksville, TN homes for sale.
